Buying & Selling This Spring


After last year’s rather unusual real estate market, we’re all curious to see what 2019 brings for the future of real estate. Usually, we see more inventory come to market immediately after the Super Bowl, and so far, that trend is definitely holding true this year. By the looks of 2019 so far, we are in store for a strong spring market. So, if you’re considering buying or selling this year, it’s time to get ready!

Though the post-Super Bowl trend is still present, prices in the greater Seattle area are not increasing as much as they have in the past (in 2018 prices went up about 4.5% - down from double digit increases in 2016 and 2017 - and it’s predicted prices will only increase by around 1.1% this year). However, this is a good thing for the market. It is simply shifting to a more balanced level. It is still a great time to sell, since we are very much in a seller’s market.

So, if you’re thinking about selling this spring, let’s talk! Preparing and pricing your home are vital components in this marketplace, and the earlier you start planning, the better. Sprucing up landscaping with fresh mulch, power washing walks and driveways, and decluttering the interior are easy first steps. Having a pre-inspection often helps sellers stand out from the crowd, and be more competitive in negotiations.

If your goal is to buy a new home, the absolute first step is to have your financing in order.  My preferred lenders are now getting buyers into underwriting, in advance of writing an offer, in order to be more competitive and ensure a timely closing. Interest rates remain low now but the government has plans to raise rates as much as three times in 2019, so keeping that in mind will help you plan your budget as well.
